Evergrene is located just West of Frenchman’s Creek in Palm Beach Gardens Florida. It’s nestled between military trail and Hwy A1Aor 811, between Donald Ross road in the North and hood road in the South. The brand new Frenchman’s Crossing shopping mall is also located in the southeastern quadrant of Evergrene.
Evergrene surrounds a small Lake as well as several other smaller lakes with in seven different subdivisions containing single-family homes and condominiums. It’s a total of 360 acres with nearly 1000 residences. Although this is a gated community it does not offer club membership or golf course capabilities like some of the more expensive communities within Palm Beach Gardens. There is however a beautiful dining room, resort style amenities such as a clubhouse, fitness center, library and country club style swimming pool. There’s an outside Tiki bar and children splash pool as well making Evergrene a very family orientated community.
Because of all these great perks and lack of major country club prices, the property values in Evergrene are quite affordable from $150,000 condominiums and townhomes to $1 million estates. At the publishing of this post there are currently 15 homes on the market in the Evergreene community. Homes are currently priced from $325,000-$789,000. Starting at the $300,000 mark is a three-bedroom and three bath single-family house on a 3400 ft.² lot with living space of 2300 ft.² built in 2003. It last sold in 2012 for $175,000 so you can certainly see just in a year how quickly prices have increased.
Near the middle of that line are several homes for around $499,000 that include three and four bedrooms, three baths, and between 2600 and 2800 ft.² these are also single-family homes with two car garages, move-in ready layouts built in 2003 to 2006.
At the top of the spectrum for between $750,000 and $790,000 are four and five bedroom homes with four and five bathrooms between 3000 and 4000 ft.² of living space. These homes were built between 2005 and 2006 and typically offer two or three car garages, larger lots upwards of 8200 ft.² and lots of upgrades and personal touches throughout.
Home prices in Evergreene have certainly gone up over the last year and we’re seeing an increase anywhere from 15 to 25% of home prices. Will this continue? It’s really hard to say but since interest rates are also going up we are expecting the increase to slow down slightly as we enter into 2014.
